Strategy development to meet the goals by establishing high level drivers around programme, logistics, and procurement.
Site based role managing all construction related matters.
Developing the master programme, delivery activities should be aligned to meet group goals, from planning approval, design development, tender dates, infrastructure works, enabling, start on site and project handover.
Monthly programme reporting process, ensuring that programme changes are captured, and programme delays are avoided
Ensuring that regular short-range planning is carried out.
Working on the development programme at each key stage or similar gateway process.
Developing construction programmes with multiple contractors.
Procurement and delivery of design by contributing to package, scope, and buildability reviews.
Review design scope and approach and submit recommendations for scheme improvements,
Assisting the SCM in developing a holistic construction project delivery strategy.
Identifying contractors capable of delivering the scheme, developing tender documents, meeting the out to tender date, evaluation of tender return and placement of the contract.
Regarding cost plans – operational reporting, managing changes during scheme development and identifying cost saving potential.
Developing the construction logistics strategy, including sequence of build, access for construction and understanding 3rd party property rights.
Identifying operational constraints of the development and feeding information into the design development process and into the building contract documents.
Reviewing early ground investigation reports and studies including ground testing, probing, structure monitoring, and precondition surveys, contamination testing and archaeological surveys.
Reporting of progress against contract, measuring and managing KPIs and ensuring client risk is understood during build with contractors.
Being responsible to the Senior Construction Manager for the execution of field construction in compliance with HSE standards, quality requirements, project drawings, specifications, programmes, work procedures and cost estimates.
Ensuring construction is maintained in accordance with standards specified in design documents and ensuring site HSE and security procedures and project work rules are implemented.
Ensuring correct interfaces between contractors’ disciplines is maintained.
Monthly development risk reporting to senior management including Health and safety measures
Leading the stakeholder management process, understanding their needs and requirements, managing expectations and providing effective communication on development progress
Managing any in-house or consultant resource in assisting in the stakeholder management process, including H&S resource
Essential skills and attributes:

A Construction & Project management qualification
Member of the Chartered Institute of Building (CIOB)
Residential construction experience working on 150 + unit schemes
Experience of working on medium to large scale construction project from inception to completion
Programming experience and relevant IT skills
HSE compliance
Understanding of Section 106 agreements
Proven ability to manage all Stakeholders from the construction through to planning and senior management and the ability to chair meetings)
International experience will be beneficial
